IMAXXAM invests in office property in Stuttgart's Europaviertel district

The state capital of Baden-Württemberg and its surrounding area are among the most important economic and innovation locations in Germany. Globally active companies are based here, as are numerous medium-sized market leaders and start-ups. In addition, there are renowned universities and research institutions, including
several Fraunhofer and Max Planck Institutes.
Simon van Zoggel, Head of Transaction at IMAXXAM, says: "With this purchase, we are once again securing a future-proof property for our investors in one of Germany's most dynamic economic locations. The property combines a central downtown location with a lively neighborhood and a balanced tenant structure."
The modern building has five upper floors and three basement floors with an underground car park with 96 parking spaces and storage areas. It was built in 1992 and renovated in 2024, with a focus on complete roof renovation, including greening. The office and administration building at
is centrally located in the city center, around one kilometer from Stuttgart's main train station. It borders directly on the Europaviertel, a young urban district with mixed use and a high quality of life. The district was redeveloped in the mid-1990s and is now a lively business and hotel location. The district offers excellent transport links and a wide range of restaurants, local amenities, and shopping facilities.
Residential developments currently underway are likely to further increase the attractiveness of the location in the future.
Legal and tax due diligence was provided by the law firm GSK Stockmann, while technical due diligence was handled by Kroll. The transaction was brokered by Colliers International Deutschland GmbH.
