IMAXXAM Expands Its Portfolio with the Acquisition of the "Cityflow" Office Building in Munich-Schwabing

Frankfurt am Main, September 30, 2025: IMAXXAM, the independent partner for real estate fund management, is expanding its “German Small Asset Invest II” (GSAI II) fund with the acquisition of the “Cityflow” office building in Munich’s Schwabing district. The fully renovated property on Ungererstraße offers approximately 8,215 square meters of leasable space spread across six floors, as well as 101 underground parking spaces. The office building is fully leased to the anchor tenant, Volkswagen. The seller of the property is a closed-end public fund managed by Real I.S. The transaction was structured as an asset deal.

Nina Homeyer, Managing Director at IMAXXAM, explains: “With ‘Cityflow,’ we are securing a modern office building in one of Munich’s most sought-after locations. It stands out not only for its excellent connections to the U-Bahn network and the Mittlerer Ring, but also for its flexible floor plan.
The tenant’s strong credit rating and commitment to the location make this particularly attractive to our investors. In addition, the property already meets high ESG standards thanks to its district heating connection, electric charging stations, and windows featuring thermal insulation and louvered sunshades. Nevertheless, the goal is to work with the tenant to unlock further
future-oriented potential and develop the property in an even more sustainable manner, making it an ideal fit for our investment strategy in the core segment.”

 
The “Cityflow” building was constructed in 1986 and underwent a complete renovation in 2009. Further renovations were carried out on the six-story building in 2016 and 2022. As part of these renovations, the façade and interior were brought up to a high-quality standard. Generous window areas ensure a bright
working atmosphere, and the flexible floor plan allows for efficient use of space, accommodating all modern office layouts. The building, which is fully accessible, is heated by district heating and cooled by two HVAC units. A majority of the 101 underground parking spaces are equipped with electric charging stations.

 
The “Cityflow” location in Munich’s Schwabing district is characterized by excellent public transportation access: The “Nordfriedhof” subway station (U6) is just a few meters away, as are several bus lines. The major thoroughfare Mittlerer Ring is also quickly accessible by car, providing good connections to downtown, Munich Airport, and other highways. The immediate vicinity offers numerous dining options, shopping opportunities, and the English Garden, making the Schwabing district a sought-after location for businesses
